Is this folder shared? I have seen this when a folder itself is shared - and I was unable to delete the folder before removing the share.

There may also be obscure problems with the mixed security setting, on my site I have stopped using mixed settings as none of the applications required mixed setting - and I could choose either unix or ntfs according to the users what platform the users was using. In my case I got rid of most of my troubles with ownerships etc.
